How To Engage Us As Your Professional Property Manager
We would like to ensure that becoming one of our clients is as simple and easy as possible.
Steps To Start Property Management Services
If you would like to use our company as your professional property manager, then simply follow the simple steps below!
1. Give us Authority
In order to take over management of your property, either from you, the owner, or from another agent – we require a signed Management Authority agreement. You can download a copy of our management agreement here: Residential Management Authority Agreement
2. Is your property managed by another property management company?
YES
If your property is currently managed by another property management company – simply send us an email specifying your previous agent’s company details and stating that you would like to transfer management to our company.
We will then deal directly with your previous agent to get the property transferred over to our management.
NO
If you manage the property yourself, then proceed to step 3.
3. Is your property currently tenanted?
YES
If your property is currently tenanted then we will need
- Contact details for the tenant
- Paid-to dates for the tenant (or a ledger showing payments received)
- Original tenancy agreement and condition report
If your property is managed by an agent, we will source these documents from them directly (you will not have to do anything for this step). Just let us know if you need any help with these documents.
NO
Proceed to the next step.
4. Keys for the premises
Once we have keys for the premises, we can list the property and begin showing potential tenants through.
If your property is tenanted, then we still need a copy of the keys for inspections, maintenance and emergencies.
About Auckland NZ
Auckland is far and away New Zealand’s largest city and has seen phenomenal capital growth in residential property since around 2010. This has now slowed with the Reserve Bank’s LVR restrictions still hampering investors ability to borrow. Auckland, however, remains a strong place to invest with underlying demand factors such as strong net migration likely to be in play for some time to come. Rented Auckland covers an area within 30km of Auckland City.
