Insulation Statements are now compulsory on all new tenancy agreements. The landlord must disclose whether there is insulation in the rental home, where it is, what type and what condition it is in, so tenants can make an informed decision.
Ceiling and underfloor insulation will be compulsory in all rental homes from 1 July 2019 where it is reasonably practicable to install. It must comply with the regulations and be safely installed. Good quality insulation helps make your rental home healthier for tenants and more energy efficient.
Should you not know the type of insulation, it’s R-value and condition an assessment of your rental property will be required. We work with a number of Insulation installers that can assist with assessments often free of charge if you go ahead with the installation.
A landlord who fails to comply with the regulations is committing an unlawful act and may be liable for a penalty of up to $4,000.
Please don’t delay. The requirements around insulation have already been passed into law. Insulation companies are extremely busy and without the correct insulation installed by July 2019, it can not be used as a residential rental.
