At the end of the tenancy, an Outgoing Inspection will be completed. Ideally, the tenant would be available to meet and review the home with the property manager.
A walkthrough of the property will take place and a written report completed. Landlords can’t ask their tenant to pay for normal wear and tear to their property, furniture or appliances but they can deduct costs for tasks which the tenant should have carried out such as cleaning and rubbish removal.
The landlord also needs to check that all rent and bill payments are up to date, take a final meter reading, ensure keys are returned, and note a forwarding address.
If the tenant and landlord agree with what will happen with refunding the bond then a Bond Refund form is completed and signed by both parties. This is sent to Tenancy Services and payment is made directly to the bank accounts listed on the form.
If the tenant and landlord are in dispute, an application can be made to Tenancy Services for a mediation hearing. The bond will not be paid out while a dispute is in progress.
